Promenaden Management manage and lease prime retail and commercial buildings in central Oslo. The company is owned by the British company Meyer Bergman and manages properties owned by Meyer Bergman or owned by funds under the management of Meyer Bergman.

The team has been managing the Promenaden assets for many years and provide unique insight and expertise in the Norwegian market, with special focus on value-adding initiatives. Promenadens goal is to create Norway's most exciting shopping experience.

Background for the recruitment
A clear strategy and business plan have been set for the portfolio. Over the next few years, the portfolio will be developed through a substantial rehabilitation of the properties.

Several projects are close to starting and we are looking for an ambitious Construction Director who can take overall responsibility for the projects.

The Project Director will be part of the management team of the company and reports to Portfolio Director Annette Lund, the management board and the owners.

Responsibility

  • The Construction Director will be responsible to the management board for all matters pertaining to construction and maintenance of the property in the portfolio.
  • Lease activities – strategic oversight on renewal, renegotiation, tenant move management and strategic upgrade to enhance, optimise and ensure the real estate portfolio is maintained at maximum occupancy.
  • Project management – oversight and management of CAPEX investments ensuring certainty of outcome in CAPEX investment and realisation of strategic value across the entire estate.

In detail the role will involve:

  • Liaison with the statutory authorities in relation to Heritage, Planning and utilities and lead in obtaining the required permits.
  • Work with MB to analyse the financial and technical feasibility of construction projects
  • Manage and coordinate concept design in collaboration with internal and external resources
  • CAPEX and maintenance budget responsibility throughout the portolio
  • Development management skills in engaging necessary consultants including architects, project managers, cost managers, engineers etc.
  • Overseeing the design and procurement (tender) process on development and maintenance projects.
  • Negotiate with contractors with the assistance of specialist lawyers.
  • Negotiate contracts and purchase agreements.
  • Oversee and monitor the property aspects of the leasing process including estimates of fitting out costs and timescales and manage the tender and construction process.
  • Oversee tenant liaison.
  • Interdisciplinary cooperation in the management company with, leasing, operations and finance department.

Skills & Requirements

Promenaden Management seeks an energetic and skilled Construction Director with relevant experience from the construction and / or real estate industry. Relevant experience from, for example, project-oriented consultancy companies may also be interesting.

Relevant candidates must be able to demonstrate experience with developing, organizing and implementing projects of varying complexity and size.

Education
Higher relevant education, preferably a civil engineer. Other technical background, and relevant experience will be taken into account.

Experience / competence
A minimum of 10 years of relevant construction management experience is expected, with a demonstrable track record in working with urban mixed use properties. Applicants should preferably have experience / competence within most of the following areas:

Planning / planning - early phase:

  • Good understanding of the concept of financial feasibility in commercial property.
  • Good understanding of cost management, value engineering, planning and budgeting
  • Initial pricing / cost estimate / calculation

Construction:

  • Experience in preparing commercial tenders, negotiation with contractors

  • Experience as project manager for urban construction projects - within real estate companies, constructions companies or consulting engineering firms

  • Experience with major development, renovation and refurbishment projects - preferably experience with Heritage buildings

Project Management:

  • The candidate will be an enthusiastic and patient manager, be a confident leader, and be able to communicate well with the project organization (s) / participants both internally and externally.
  • The candidate will have the necessary experience to identify and solve potential problems at an early stage.

Economics / Market / Creativity:

  • Understand investment analysis, budgets and project economy
  • Good market understanding and ability to see and exploit opportunities both during planning and construction
  • Ability to think creatively - utilize cost-effective opportunities in projects

Negotiations:

  • Must be an experienced and resolute negotiator

Maintenance:

  • Understanding of life cycle costs, planned preventative maintenance and sustainable building solutions is essential.

Team player:

  • The candidate should enjoy being part of an enthusiastic team working with an exciting prime property portfolio.
